Frequently asked questions

Is this legally binding?

CheckinRules captures a signed electronic acknowledgment of your house rules with timestamp, IP address, and audit trail. This is admissible evidence in disputes (Airbnb, Vrbo, small claims), but it's not a substitute for a rental agreement. We position CheckinRules as workflow automation and deterrence — most disputes never reach formal proceedings because guests think twice when they know they've signed.

What does the guest experience look like?

Two minutes on a phone. They receive an SMS or email with a link, tap it, scroll through 3-5 questions (occupancy limit, smoke-free policy, service animal disclosure), sign with their finger, and submit. The whole thing fits on one screen on most phones. No app to download.

How does the ADA service animal screening work?

Federal ADA Title III restricts hosts to exactly two questions about service animals: (1) is the dog a service animal required because of a disability, and (2) what work or task has the dog been trained to perform. CheckinRules uses these exact words. You never have to think about which question is legal — the wording is locked.

Can I customize the rules per property?

Yes. Each property has its own configuration. Different properties can have different occupancy limits, different smoking policies, and different optional modules. The V1 Trio (occupancy, smoke-free, service animal) is required on all properties, but the specifics are per-property.

Do you integrate with my PMS?

Currently OwnerRez is fully supported (OAuth connection, automated booking sync, write-back to OwnerRez booking notes). Hospitable, Guesty, and Hostaway integrations are in progress. Manual property management works without any PMS — you just create bookings yourself.

What happens if a guest refuses to sign?

They can't complete the verification. You see a 'declined' status in your dashboard. Whether to allow check-in is your decision — most hosts use this signal to address concerns before arrival, often resolving them. Refusal itself is data: a guest who won't acknowledge basic rules is a flag.

How is the signed PDF stored?

Each completed verification generates a PDF with all the rules, the guest's responses, their signature, timestamp, and audit trail. PDFs are stored in encrypted storage and accessible from your dashboard forever. We don't delete them unless you delete your account.

What about pricing for off-platform bookings?

All bookings count toward your plan, regardless of channel. Direct bookings, Airbnb, Vrbo, owner-blocked dates — they all flow through the same workflow. Free tier is 3 verifications per month total, regardless of source.

What if I have property managers helping me?

Invite teammates from Settings → Team. Assign roles (Admin, Member, or Viewer) so staff can manage properties, log incidents, or view data read-only. Billing and account deletion stay with the organization owner.

How do I cancel?

Cancel anytime from your billing dashboard. Your access continues through the end of your current billing period. We don't charge cancellation fees. You can also delete your account entirely from the danger zone settings page.
